This service must be linked to an existing subscriber whom you have aligned with to manage part of the sales / referral process.

OPEN-AGENCY

This options allows properties to be aggregated from multiple property listers (including developers) across Australia.

Developers and listers can work with other selected listings subscribers (S3) and also work with selected non-listing subscribers (S2). Direct trading terms/co-agencies must be arranged between subscribers. Commissions are NOT shown against projects with a co-agency status. Agreements can be uploaded against each project and signed between respective parties separately. Projects with a co-agency status will ONLY display to pre-selected subscribers.

ONE platform; giving open access, that allows subscribers to establish direct, independent and individual agency, co-agency  / trading terms. Resulting in a national property listing / sourcing solution.

 

MARKET PLACE

The Marketplace provides a web-based investment property distribution framework. It has a Fee-for-Service trading terms and is subject to strict criteria regarding listing properties across Australia. These properties are prepared, presented and monitored via a managed process, ready for point-of-sale.

The Marketplace can be likened to framework and industry practices, within the financial services industry. For example, when borrowing funds; banks / credit providers prepare loan products based on regulations enforced by the Australian Securities & Investment Commission (ASIC). These include PDS style point-of-sale documents, as per ASIC [PS 168] compliance, presented directly to the consumer and distributed via mortgage aggregators.

Using the above example, and overlaying this onto the visual, (click to view), to outline the likeness to the marketplace; S3 is the bank, S2 is the mortgage aggregator and Landlord Central manages the compliances and operational logistics across Australia.

Legislative changes

As a general trend in the industry, legislative changes are put in place and monitored to increase consumer protection.

It is only a matter of time ‘when’ ASIC will introduce regulations to control the way in which investment properties are prepared for point-of-sale. The Marketplace will therefore be favourably positioned, as its processes, including the Investment Report are likely to be consistent with the format required by ASIC Policy Statement 168.

Key criteria

  • Properties must be loaded with complete disclosure, as per listing check list
  • Property Lister’s must adhere to ‘role & responsibilities’
  • Full disclosure of commissions and agency agreements are displayed against each project
  • Service delivery; timely communication to all involved in the deal is mandatory

SUPPORT AGREEMENT

We offer additional and/or support services to your business. An additional one hour per month of support time is included should the Subscriber have selected the ‘Support Agreement’ option, in the Subscription Form.
